Preparing Your Home for a Successful Spring Sale

Its been a different and unpredictable Real Estate Spring Market this year, felt right across Canada, in Ontario, and in our very own niche neighbourhoods, dealing with the implications of Covid-19, and its effect on our health, communities, real estate and the economy as a whole. Real Estate being categorized an essential service, had to, and continues to undergo day to day changes with the way we buy and sell today. Strict adjustments to safety measures have been implemented to allow Realty services to continue, especially when it comes to buying or selling a home during Covid-19.

Now that we are fully into the Spring season, and for those sellers that do want to market their properties for sale, let me, Ela Napiorkowski, provide you with this 5 step go-to list of what sellers should specifically be focussing on, if they have not already, to get their homes ready for this Spring Market.


1. First Impressions Do Go a Long Way

The best first step is to tackle any exterior repairs and maintenance by keeping gutters and downspouts clean, to avoid any water back up that can cause damage to the roof, fascia, soffits and siding. Next, do a walkthrough around the property including the driveway/walkway and clean up any excess garbage left behind to be clear of any debris. Then, for an inviting front porch with curb appeal, maintain a polished look with welcoming accents, such as potted plants on the steps, maintaining workable exterior front light fixtures & enhancing a feeling of warmth with a colorful welcome mat.

Another great way to boost your property’s exterior esthetic appeal, and if you do not want to invest a lot of money into big landscaping projects, consider a great lawn! Its amazing to see what a beautiful lawn can do to the appeal of a property! Now in order to achieve and maintain a beautiful lawn, you should follow some basic lawn care practices such as properly mowing, fertilizing and watering. It is also essential to ensure that nutrients can reach the soil beneath your grass. Aeration can be an extremely vital element to a healthy lawn because it allows air and water to penetrate built-up grass or lawn thatch. But remember. Try to stick to a regular watering and cutting routine, as the weather becomes hotter. Apart from having a beautiful lawn, it is also imperative to routinely trim any shrubs, loose branches, and water your plants and flowers for all to blossom!


2. Assess Your Home’s Condition

Next you will want to do a thorough walk-thru with an objective eye. Does it have “move-in ready appeal” that will “wow” potential buyers? Is there chipped paint on the walls, moldings and trim? Is the front entry carpet runner worn and could benefit from replacing? Look at your property through the lens of your buyer and determine what needs the most attention so that families can immediately connect and envision themselves living there with minimal work to do when they move in.


3. Get Organized & Remove Any Distractions

Time to Get Organized this Spring! Tackle clutter, one room at a time, and decide whether to keep or discard items based on when you last touched or used it. Remove personal items & any excessive furniture that may distract from the room’s key features and may minimize its size. Organize the remaining items with efficient storage solutions such as baskets and containers for closets, drawers and cabinets.


4. Make it Fresh & Bright

Ask yourself if the color on the walls and cabinets are too dark? Does wallpaper need to be removed? Are window treatments dated and heavy? Are the carpets worn out and need replacing? Do hardwood floors need polishing? If you answered yes to any of these, then now is a great time to replace and brighten things up around the house.


5. Finally, Create the “Wow Factor”

The Final Touch Now is to Create the ‘Wow Factor’. Keep in mind that buyers still need to emotionally connect by envisioning how their furnishings will look in the space. Complete the look with strategically placed modern furniture paired with colorful and inviting accents that will make a lasting impression.

Once you decide to place your home For Sale, whether it’s your realtor, inspectors, stagers or movers, there will be necessary visits from professionals as your home goes to market during Covid-19. These can and should be limited to only the necessary visits. As a home owner, you need to be diligent in how you approach the visits.

Keep in mind that staging a home is an investment in getting the property sold and for top dollar. If you decide to stage your home, with only you, the realtor or decorator, and two movers needing to be at the house for the staging, this visit, like all others, can maintain itself as a less than 5 person gathering. Just make sure for everyone involved, to provide latex gloves and masks, along with alcohol-based hand sanitizers before and after. Keep in mind the house should be disinfected before and after the staging has been set up, focusing on door knobs, stair railings, and any surfaces that required touching. Please do extend these safety protocols to private buyer viewings as well.
